Many textured ceilings applied before the mid-1980s contain a small amount of asbestos. Living under one is rarely a problem; sanding it or scraping it in a refit is. We sample first, because plenty of Artex is asbestos-free. If it does contain asbestos we advise whether to leave it, seal it or remove it, and where removal is the right call we do it with the room sealed off, the material kept damp and the waste bagged for disposal.
